The 92620 zip splits cleanly by decade, and the HVAC problems split with it. For scale: county assessor records show nearly 5,000 Irvine homes went up in just 1977 to 1979, the wave that built original Northwood. Here's what we actually see, community by community.

Late 1970s to mid 1980s

Northwood (original tracts)

Most of these homes went up between 1977 and 1979, which puts the originals near 50 years old. We still find first-generation ductwork, single-zone systems trying to cool two stories from one downstairs thermostat, and R-22 equipment that can't be recharged affordably since the refrigerant phase-out. Tracts like Racquet Club and Park Paseo are classic examples.

1995 to 2001

Northwood Pointe

These gated streets are newer than the original community, but the math has caught up: an original system here is now 25 to 30 years old. Many homes are on their second system, and the ones that aren't are overdue. Big two-story floor plans running on a single zone are the most common comfort complaint.

Woodbury & Woodbury East

One Season is an amazing HVAC company who was very professional, trustworthy and knowledgeable. We had to replace our air handler and heat pump. They offered to repair the equipment but we opted to replace due to various issues with the unit. The One Season team, especially Aubrey and Mike were very kind and professional. They were patient with all the questions we asked and made themselves available by phone whenever we needed to reach out. One Season Heating & Air-conditioning Are former SoCal Air Flow Pro's from Chad the Owner To Aubrey a lead Tech, Rebecca ( Office Manager) & Sydney (Customer Service) always exceeding my high expectations. Rebecca the office manager was super responsive to my requests/ questions. She never dismissed any of my extra concerns, and even made sure that they were addressed to my utmost satisfaction. Sydney in Customer Service possesses professionalism and a great interpersonal skill set which IMO - a true asset for the One Season Team Tysm Rebecca & Sydney ! Aubrey the lead technician is very experienced and skilled. He showed up during the time range provided to me, and called beforehand to provide me with an ETA. He even put on booties when entering my house! Also, I find the entire One Season Team to be trustworthy. They never tried to upsell or fear monger like Triton or Goettle who used their Acquisition of SoCal Air Flow Pro's to gain entry into my home to try and sell me plumbing and inspection services (Customer Beware!). I schedule for a HVAC check up and they send me a plumber who states the HVAC associate will call in a few days and bever did! One Season is a unicorn in today's service business: exceptional and skilled employees, honesty and fair pricing that does not prey on homeowners at their moment of vulnerability. Our Northwood home still runs an air conditioner that uses R-22. Can it just be recharged?

No new R-22 has been made or imported in the US since 2020, so any repair that needs refrigerant relies on recycled supply that gets scarcer every year. Putting scarce refrigerant into a compressor that's decades old rarely makes sense. We'll give you an honest read on how much life your system has left before you put more money into it.

Should we replace the ductwork when we replace the system in an original Northwood tract home?

Usually, yes. Ducts installed in the late 1970s are close to 50 years old, and leaks, crushed runs, and tired insulation waste a lot of what a new system produces. We inspect and test the existing ducts first, then tell you straight whether they're worth keeping. Many Northwood replacements become full system and duct projects for exactly this reason.

Our Woodbury home was built in 2006. Isn't it too new to need a full replacement?

It feels new, but a 2006 system is now 20 years old, and builder-grade equipment typically wears out in the 15 to 20 year range. Because whole Woodbury streets were built and equipped within the same year or two, neighbors often see failures cluster in the same summer. The original parts warranties from those build years have expired. This is the community's first full replacement cycle, and it's happening now.

Why is the upstairs so much hotter than the downstairs in our two-story home?

Most two-story homes in Northwood, and many in Woodbury, were built with one system and one thermostat downstairs, so the system shuts off when the downstairs is comfortable, long before the upstairs is. Fixes range from zoning dampers, to a ductless unit for the upper floor, to a properly sized variable-speed system at replacement time. The right answer depends on your floor plan and your ducts, so we look before we recommend.

Our Eastwood Village home is under 10 years old. Is a maintenance plan really worth it?

This is actually when maintenance pays off most. Parts warranties on newer equipment often require registration and can ask for proof of regular service when you file a claim.
