What We See in University Park Homes

University Park was Irvine's first planned neighborhood, built in phases starting in 1965 and named for the university going up next door. Its opening predates Irvine's incorporation by five years. Around 2,100 homes sit across eleven sub-communities, and the build spans a remarkable range: the earliest streets date to the mid 1960s and the newest infill to 2013. In practice that means the housing here is older than anywhere else in Irvine, and the heating and cooling problems follow.

1964 to 1975

The earliest streets, including Chancellor and the original Village phases

These are the oldest houses in Irvine. Nothing original is still running, so what matters is what the replacements left behind. We commonly find ductwork from the buildout era feeding a much newer system, which caps what that system can actually deliver. Testing the ducts is the first thing we do here, not the last.

1969 onward

Garden Homes and Village Park

A large group of homes built in a single year, which means they tend to reach the same milestones together. When one house on a street needs a system, its neighbors are often close behind. Compact lots also limit where a condenser can sensibly go.

1973 to 1975

Terrace and the attached-home tracts

Several hundred townhomes with shared walls and tight equipment spaces. Replacement here is a question of what physically fits and how it can be routed, and the answer is often different from the detached house two streets over.

Mid 1970s, mid 1990s and 2013

Parkcrest, Parkside and the later infill

University Park kept filling in for decades, so a neighborhood that reads as uniformly old is not. A 1990s or 2010s house here needs a completely different conversation from one built in 1968, and we check the house rather than the neighborhood.

My University Park home is from the 1960s. Is the original ductwork still usable?

Usually not at full capability. Ducts from the mid 1960s and early 1970s are decades past their design life. They leak air, lose insulation value, and quietly cap what any new system can deliver. We test the ductwork before quoting equipment so you only replace what actually needs replacing, and so a new system is not throttled by old runs.

Why do you keep asking which part of University Park I live in?

Because the neighborhood was built over roughly fifty years. The earliest streets date to 1964 and the newest homes to 2013. A house from the original Village phases needs a very different conversation from one in Willowbend. Knowing the tract tells us what to expect before we arrive.

I am in one of the Terrace townhomes. Does that change the options?

It changes what fits, which changes the options. Attached homes here have shared walls and limited equipment space, so replacement is as much about routing and physical clearance as it is about capacity. We measure the space and calculate the load on your actual home rather than working from a rule of thumb.

Everyone on my street seems to be replacing their system at once. Is that normal?

In University Park, yes. Large groups of these homes were built in the same year, so they tend to reach the same milestones together. If your neighbors are replacing, it is reasonable to have yours looked at, though it does not automatically mean yours is due.

How quickly can you get to University Park?
