What We See in Westpark Homes

Westpark is not one build. It is three, and the difference matters when something stops working. Culverdale dates to the 1970s, Westpark I went up between 1986 and 1989, and Westpark II followed through the mid and late 1990s. Twenty-two tracts and eight different builders sit inside those eras, so two houses a few streets apart can need genuinely different work. Here is what we keep running into.

1970s

Culverdale

These are the oldest houses in the community by a decade or more. Systems here are usually on their second or third replacement, and the original duct runs are well past their design life. When a Culverdale house gets a new system, testing the ducts first is what stops a new unit from performing like the old one.

1986 to 1989

Westpark I tracts

Houses from the first Westpark buildout are now around 40 years old, which is the window where an original-equipment replacement has typically already happened once and the second one is coming due. Condenser locations in these tracts are often tight against side walls, which affects airflow and what will physically fit.

Mid to late 1990s

Westpark II tracts

Newer construction, but not new. Equipment installed in the buildout has reached the end of a normal service life, and these are the homes where a well-timed replacement beats another round of repairs. Duct layouts are generally in better shape here than in Culverdale.

Several Westpark tracts are townhomes and attached plans with limited equipment space and shared walls. Replacement is as much a question of what fits and how it is routed as it is of capacity, and we size on the actual house rather than on a rule of thumb.

I vet companies that I deal with as thoroughly as possible. One Season Heating & Air-conditioning Are former SoCal Air Flow Pro's from Chad the Owner To Aubrey a lead Tech, Rebecca ( Office Manager) & Sydney (Customer Service) always exceeding my high expectations. Rebecca the office manager was super responsive to my requests/ questions. She never dismissed any of my extra concerns, and even made sure that they were addressed to my utmost satisfaction. Sydney in Customer Service possesses professionalism and a great interpersonal skill set which IMO - a true asset for the One Season Team Tysm Rebecca & Sydney ! Aubrey the lead technician is very experienced and skilled. He showed up during the time range provided to me, and called beforehand to provide me with an ETA. He even put on booties when entering my house! Also, I find the entire One Season Team to be trustworthy. They never tried to upsell or fear monger like Triton or Goettle who used their Acquisition of SoCal Air Flow Pro's to gain entry into my home to try and sell me plumbing and inspection services (Customer Beware!). I schedule for a HVAC check up and they send me a plumber who states the HVAC associate will call in a few days and bever did! One Season is a unicorn in today's service business: exceptional and skilled employees, honesty and fair pricing that does not prey on homeowners at their moment of vulnerability. These guys killed it they showed up around 9 AM and by 3:30 they were wrapped up heading for home an amazing job if you need a new AC heating there your choice and the price was great.! Also, please take a look at the detail of how they strapped the unit to the base and then the base to the concrete amazing attention to detail!

My Westpark house is from the Culverdale streets. Is it different from the rest of the community?

Yes, and it matters. Culverdale predates the main Westpark buildout by roughly fifteen years, so the houses are older, the systems have usually been replaced more than once, and the original ductwork is past its design life. We test the ducts before quoting a replacement, so you are not paying for a new system that has to breathe through old runs.

Why does the answer change from one Westpark street to the next?

Because the community was built by eight different builders across twenty-two tracts and three separate eras. Equipment location, duct routing, and how much space there is to work in all vary by tract. We look at your house rather than assuming it matches the one we were in last week.

My Westpark II home is from the 1990s. Is it too new to need replacing?

Not any more. A system installed during the Westpark II buildout has now been running for roughly twenty-five to thirty years, which is at or past a normal service life. That does not mean replace it today. It means the next significant repair is worth weighing against a replacement rather than automatically paying for the repair.

I have an attached home with very little equipment space. What are my options?

More than you might think, but the sizing has to be done on the actual house. Several Westpark tracts are townhomes and attached plans where the constraint is what fits and how it can be routed, not just capacity. We measure the space and the load before recommending anything.

How quickly can you get to Westpark?

We are based on Irvine Center Drive, roughly 8 minutes away. Westpark is one of the closer communities to our shop, which is why same-day service is usually realistic here.
