Orange County Heating Season
$89 Furnace Tune-Up
Your furnace has been sitting untouched since spring. A tune-up now is how a worn ignitor or a dirty burner gets found on a quiet Tuesday, instead of at 10pm on the first genuinely cold night of the year.
Flat $89 per system

Why It Matters Here
Idle Most of the Year, Then Asked for Everything
Orange County is hard on heating equipment in a way that is easy to miss. Your furnace does almost nothing for eight or nine months, sitting in an attic, a closet, or a garage collecting dust, and then it is expected to run perfectly the first time you ask.
Almost every heating call we take lands between October and March, and the heaviest stretch is the two or three weeks right after the first real cold snap, when every furnace in the county starts up at once. That is the worst possible week to discover yours will not light.
A tune-up before that happens is the cheapest thing on this page. It is also the only part of the year when you get to choose the appointment time.
What the Visit Covers
Safety First, Then Performance
A gas furnace is the one appliance in the house that burns fuel and vents exhaust. Half of the visit is about proving that is happening safely. The other half is about making sure the system heats the way it should without wasting gas.
Combustion & Safety
- Heat exchanger inspected for cracks and corrosion
- Carbon monoxide test at the unit
- Gas connections and operating pressure checked
- Burners inspected and cleaned, flame pattern verified
- Ignitor and flame sensor tested and cleaned
- Flue and venting checked for proper draft and obstruction
- Safety limit and rollout switches confirmed working
Performance & Efficiency
- Blower motor and wheel inspected, airflow checked
- Air filter checked and its condition reported
- Temperature rise measured across the system
- Electrical connections tightened, amp draw tested
- Thermostat operation and heat cycle verified
- Condensate drain checked on high-efficiency systems
- Full start-to-finish heat cycle run before we leave
You get it in writing. After the visit you receive a report showing what was inspected, what was adjusted, and what we would keep an eye on, so you know the actual condition of your system instead of taking our word for it.

Quick Self-Check
Has Your Furnace Been Telling You Something?
Tap anything you have noticed. None of these mean your furnace is about to fail, but each one is a thing a tune-up is designed to find.
Recognize any of these?
Every one of these is on the tune-up checklist. Booking one is the cheapest way to find out whether it is nothing or the start of something.
How It Goes
An Hour, and You Know Where You Stand
Step 1
Pick Your Time
Book online in about a minute, or call and talk to a real person. Before the first cold snap you still get your choice of appointment windows.
Step 2
The Full Checklist
Your technician works through the combustion and safety checks first, then the performance side, and runs a complete heat cycle before leaving.
Step 3
A Straight Answer
You get the written report and an honest read on your system. If something needs fixing, you get a flat price. If nothing does, we say that too.
If You Would Rather Not Think About It

Good Questions, Straight Answers
How long does a furnace tune-up take?
Plan on about an hour for a single system. It runs longer if the technician finds something that needs attention, and we will tell you before any extra work is done.
Is $89 really the whole price?
Yes, $89 per system, with no trip fee and no diagnostic fee added on top. A second system in the same visit is $89 as well, so two systems is $178. If the tune-up turns up a repair, you get the finding and a flat, upfront price before anything is fixed.
Does my furnace really need this every year?
Gas heating equipment is checked annually for a reason: the parts that matter most for safety, the heat exchanger, the burners, and the venting, fail quietly. In Orange County your furnace also sits unused for most of the year, which is its own kind of wear. Annual service is also what most manufacturers require to keep a warranty valid.
My furnace seems to work fine. Is a tune-up still worth it?
That is the best time to have it done. A tune-up on a working furnace is how a worn ignitor or a weak flame sensor gets caught while it is still a small part, instead of on the first cold night when the house will not warm up.
What happens if you find a problem?
You get a straight explanation of what we found, what it affects, and a flat price to fix it. Nothing gets repaired without your approval, and our technicians are never paid to upsell. The $89 still covers the visit either way.
Do you service wall furnaces and floor furnaces?
Yes. Along with standard attic, closet, and garage furnaces, our technicians service wall and floor units, which are common in older Orange County homes.
What if my furnace is too old to be worth servicing?
We will say so. If a system is near the end of its life or has a safety problem that cannot be repaired responsibly, you get an honest read on repair versus replacement rather than a tune-up on equipment that does not warrant one.
Is the tune-up included with the Season Pass plan?
Yes. Season Pass members get two visits a year, one in spring for the air conditioner and one in fall for the heat, plus priority booking and member pricing on repairs. We reach out to schedule both.
